Fee mid lease

We have been at our apartment since sept 2025 and they recently sold property in beginning of 2026. New property management (greystar) took over officially in March and ever since then its been a disaster.

But the main thing is we got our first bill through their new utility provider (conservice) when we were previously with YES management. There is a new fee of $40.14 for a “Porter Fee” that we have never seen before and I went through all of our YES management statements.

So i went through our lease and again - nothing about a porter fee. but remember our lease was amended in december with our previous property management due to us adding a parking space and has NOT been amended since.

is this legal ? its $40 that we can put towards something else, especially in this economy and we have about 6 months left on the lease.
