I just entered escrow on a house on the Peninsula in the Bay Area. Given the crazy competitive real estate market here, we agreed to assume the SolarCity prepaid PPA as part of that without much of a second thought (my mistake). The agreement has a 20 year term (commencing in 2014) with various system purchase options after year 5 (which has already occurred) at FMV.

Specific terms below:
- $15,360 prepayment for all production over term (already paid by prior owner)
- no monthly lease payments
- guaranteed generation of 7070kWh/year and 134,866kWh over 20 years
- existing owner has a NEM true up bill + delivery of $1600 for last year
- rate schedule: E-TOU-D XB time of use
- PG&E rates for this area in May appear to be $0.35 off peak and $0.39 peak

Is this a good deal, bad deal, or something in between?
